Wynwood Works
A collaboration with Magellan Housing and the Miami Heat’s Udonis Haslem, Wynwood Works will be the first large mixed-income, mixed-use housing project in the Wynwood Arts District.
With murals curated by the Bakehouse, artist lofts curated by the Miami Light Project, retail, and units for a wide range of incomes—from transitional homeless all the way to Workforce, this building will keep world-renowned art thriving in the Wynwood neighborhood. The Omni CRA contributed the land as well as a grant of $9,900,000 for a 50 year covenant and a share in the retail rents.
Wynwood Works is proposed as a 12-story multifamily residential affordable housing development, including 120 apartments geared to a range of household AMIs, complemented by 5,698 sq. ft. of ground floor commercial space, with 5 levels of on-site enclosed parking and a mix of amenity spaces to support the future residents of the building. The residential component is the primary use of the building. The 120-unit program includes 48 studios (445+ sq ft), sixty-six (66) 1-bedroom apartments and six (6) 2-bedroom apartments. The residential component starts on the 6th Story of the building, accompanied by ample modern amenity
space including a gym, business center and community room. The Project is being developed as 100% income-restricted housing, with 20% of the Units being at or below 50% AMI, and half of those Units being considered Extremely Low Income (ELI) at or below 30% AMI.
